Why Some Blu-Rays Won't Play on Your Home Theatre System

The problem could be the FIRMWARE version of the components.
Newer Blu-ray discs may have added features that won’t work on your home system because the firmware needs to be updated. Some indications that a firmware upgrade may be needed are significant delays in playing titles or some not playing at all.
What Is Firmware? Firmware is software that exists usually on chip or flash memory within a larger piece of hardware, such as a Blu-ray player. Firmware can be upgraded to fix a technical problem with the player or to meet new industry standards.

Check your Blu-ray player's manufacturer's website. The Blu-ray Disc Association site has links to many major manufacturers.
Download directly to your player through the Internet
Download to your computer and then burned to a CD-ROM disc, or
Sent on CD-ROM from the manufacturer.
